All I Want for Christmas 5

And now for 2010:

Ok here we go:

1. New Downstairs Bathroom: stand up shower American Standard Champion toilet, small vanity, stand up shower, mosaic tile, river stone floor tile, pocket door

2. Kitchen: Fix drywall and repaint, new cabinets

3. MudRoom: reinstall wainscot, baseboard trim, dining set from IKEA - the white round table and the wickerish chairs.

4. Living Room: crown moulding, reinstall that one crooked window, fix the durn curtain rod, fireplace?

5. Hallway/Stairway: banister, stairway trim, top stair step, dimmer for stair light, install octagonal window, second electrical outlet

6. Mikey's Room: fix closet light

7. Office: Closet organizer, door to the attic crawl space, bigger area rug

8. Bedroom: new mattress, new HDTV, more drawers for my Closetmaid set, door for attic loft space, window and closet door trim

9. Upstairs Bath: BUILD IT - frame it, electrify, insulate, drywall, paint, pretty tile, Corner Jacuzzi tub for two, new vanity, stand up shower, American Standard Champion toilet, pocket door, linen closet

10. Garage: Drywall and paint, Three garage doors, storage system with shelves

11. House exterior: new clapboard siding on the remaining 3 sides, complete farmer's porch stairs, window boxes, green shutters, lamppost, more nice plantings, a shed, chimney overlay, another chimney to vent wood stove, hammock, new driveway (ie, repour it), re-do the rocks

12. Basement: finish it off with a bathroom (toilet, vanity, stand up shower), bedroom, work room, and rec room (comfy dark colored furniture and rug, pool table, air hockey, HDTV and storage unit). And I want my wood stove hooked up down therez.

Amazing how much I was able to delete off the list this year! What an exciting time! There's finally l
light at the end of the tunnel after more then 6 years working, more then 5 years blogging!

Our goals for this year?
Complete the porch before winter really sets in
Re-side the new-window side of the house before winter really sets in
Complete the radiant heat
Install all new garage doors
Build the basement bathroom
Frame out the basement bedroom (since we're right there anyway)
Begin work on 1st and new 2nd floor bathroom

4. Living Room: Fix drywall & repaint, flooring, trim all round, reinstall that one crooked window, Sony 32" HDTV, carpet pad, re-arrange furniture, fireplace?

6. Mikey's Room: fix closet light, install window bottoms

7. Office: Closet organizer, door to the attic crawl space, bigger area rug

12. Basement: finish it off with a bathroom (toilet, vanity, stand up shower), bedroom (twin bed, dresser, small closet), work room, and rec room (comfy dark colored furniture and rug, pool table, air hockey, HDTV and storage unit). And I want my wood stove hooked up down therez.

Not much I could check off this year, but hey, we're still making progress. The yello truck is fixed for real now - runs perfect and the dam check engine light is finally off. Meanwhile Mike got his transfer case and hopefully he'll be installing it next weekend if not this.

I'm itching to get this wood down in the living room!

All I Want for Christmas Ver3

Two years ago I made a list for Christmas - everything I wanted done to the house. Last year I updated the list, you know, crossed off finished projects, added others. And now it's time for yet another update. (This is becoming a yearly tradition now!)

Ok here we go:

1. New Downstairs Bathroom: stand up shower American Standard Champion toilet, small vanity, stand up shower, mosaic tile, river stone floor tile

2. Kitchen: Fix drywall and repaint, new cabinets, new windows plus trim, new (Kenmore or LG) refrigerator - the new double door freezer bottom model

3. MudRoom: reinstall wainscot, laundry cabinets, laundry closet doors, recessed light trim, new rug, dining set

4. Living Room: Fix drywall & repaint, flooring, trim all round, reinstall that one crooked window, new media center, Sony 32" HDTV, carpet pad, fireplace?

5. Hallway/Stairway: finish repainting, new front entrance door, banister, stairway trim, top stair step, stairway track light with dimmer, flooring,

6. Guest Room: Closet organizer from Closetmaid, closet light, Closet doors, window trim, flooring, new wood door

7. Office: Closet organizer, door to the attic crawl space, ceiling fan, bigger area rug

8. Bedroom: new mattress, new HDTV, more drawers for my Closetmaid set, door for attic loft space, window and closet door trim

Blog Story

My now husband Mike and I purchased this quaint home back in spring of 2004 - our first home - and, being the handy folks we are, expected to have the entire thing renovated in about a year or so.

And here we still are... renovating away.

This house needed a complete overhaul. Its plaster walls were uninsulated, its attic floor covered in 2" of bat guano, its basement - dirt and snakes, its exterior - asbestos siding, and lead paint windows in every room. The electric had not been updated and light sockets hung bare from the ceiling. Plumbing featured cast iron radiators - and only one for the entire upstairs.

We began by gutting almost the entire house from top to bottom. (sans bathroom - we needed to pee) We rebuilt the entire upstairs, with a new floor (not new carpet or wood - the once unstable framing underneath) and turned 3 small rooms into two. We reinvented the downstairs by turning a closet into a hallway and eliminating interior exterior windows and doors from old half-assed additions.

New insulation, windows, electrical wiring (including phone and CAT-5 internet), plumbing and baseboards, and drywall were all added.

We purchased kitchen cabinets from a yard sale. (None existed previously.) Our families helped us replace and purchase new appliances including the once also missing washer & dryer.

Then we had the entire house lifted - straight into the air - dug out the dirt, and had a real basement foundation poured. We updated our oil tank and burner and created heating zones.

Outside, we took down trees and planted grass. We dug out an awkward hill to create a 2nd part to the driveway and used the rocks our house once sat on as a retaining wall. We electrified and repainted the garage.

And of course, we spent many an hour on finish work like paint, trim, closet doors, lighting fixtures, hardwood floors, curtain rods, dimmer switches, and many other things everyone else takes for granted. We are still working to complete all this final finishing, but happy to report that we are FINALLY nearing completion of all little things in all rooms!

In 2008 we began overhauling the exterior by creating a new french door entryway and building a farmer's porch and garage addition. We replaced our roof and then stripped off our siding and replaced with new clapboards. We then planted two new flowering trees and a maple in the front yard - our first major landscape purchases. I'm happy to report that here in 2011, the porch is nearing completion and the back yard is on the road to recovery with some new loam and grass. More plantings soon to come!

In 2012 we plan to attack the last MAJOR (emphasis on major) job in the house - the dreaded BATHROOM! We plan to first add a second bathroom in the basement. Then, demolish our current bathroom and rebuild it, adding a second bathroom on top for the upstairs.

And that pretty much brings you up to date. The battle continues day to day as we try and complete everything.
